Charleston Habitat for Humanity builds and sells affordable homes in partnership with qualified families. Homes are sold at no-profit and financed with no-interest mortgages. The program is an equal opportunity program and so qualified applicants are encouraged to apply regardless of race, creed, gender, disability, ethnic background or any other characteristics protected by law.
The application process typically takes two months to complete as we have to verify the information provided on your application; obtain employer and landlord references; run credit reports and background checks; and conduct home visit interviews. We look for a credit score over 600; a clean criminal record; and a financial profile that enables the applicant to pay closing costs of $1,500 and afford a monthly mortgage of approximately $500. Once in the program, it takes between 9 and 15 months to finish the program requirements.
Families are selected based on their ability to pay a Habitat mortgage, housing need, and willingness to partner by completing 500 hours of sweat equity. Applicants must live or work for at least the last six months in North Charleston, West Ashley, or downtown Charleston.
Qualified applicants must earn a gross annual income (before taxes) of between 35% and 60% of area median income adjusted for family size. For 2017, the income ranges for each family size are as follows:

Family Size of 2, minimum annual income $19,285; maximum annual income $33,060
Family Size of 3, minimum annual income $21,700; maximum annual income $37,200
Family Size of 4, minimum annual income $24,080; maximum annual income $41,280
Family Size of 5, minimum annual income $26,040; maximum annual income $44,640
Family Size of 6, minimum annual income $27,965; maximum annual income $47,940
Family Size of 7, minimum annual income $29,890; maximum annual income $51,240
Family Size of 8, minimum annual income $31,815; maximum annual income $54,540
